LandsecU+I submit plans for PBSA at Lewisham Shopping Centre

Outdoor space at LandsecU+I’s proposed Lewisham Shopping Centre site.

Specialist mixed-use regeneration developer LandsecU+I submit a hybrid planning application for a 17-acre masterplan- that will see a complete revamp of the current Lewisham Shopping Centre site in South East London.

A detailed application was also submitted for the first two residential buildings, designed by Mae Architects Studio Multi and Archio Ltd. 16 local Design Champions also played a role in the design process from the beginning stages.

Owners of the shopping centre for over 20 years, Landsec aims to create a whole new district – a green vision for Lewisham.

Designed by Studio Egret West, the masterplan includes 1,700 new homes. It will provide a mix of tenures including 665 student bedrooms, co-living homes, a minimum of 20% affordable housing for social rent, and affordable homes for key workers.

The plans also include a new park and meadow – larger than a football pitch – that will sit on top of a reimaged new shopping centre.

Almost half of the new town centre will be open, public, green space with over 300 new mature trees, thousands of plants and shrubs, three public squares and much-needed community facilities.

Lewisham Council’s planning committee is expected to decide on the proposals early next year.

The vision includes a street food market with all the spirit of the old Model Market, safe walking routes through the entire district, a new 500 capacity live music and culture venue that’s not-for-profit, and new shops, bars, cafes and restaurants.

If the project is approved, it will create thousands of new jobs and opportunity resulting in an estimated £160m boost to the local economy in Lewisham.

Landsec’s plans reflect the people of Lewisham, with over 2,500 community members visiing the engagement hub, providing 500+ pieces of feedback.
